Because honest renovation pricing depends on the actual project. Two 'bathroom renovations' can be weeks apart in labour depending on layout changes, plumbing moves and finishes. We'd rather scope and quote your real project than publish teaser prices that change on arrival.

Contractors and trades qualified for that kind of work. For regulated trades, Ontario sets the rules: electrical work is performed by Licensed Electrical Contractors under the ESA's rules, gas work by TSSA-certified technicians, and plumbing by licensed plumbers. That work is routed accordingly, always.

Many renovations do. Finishing a basement, structural changes, additions, second suites and larger decks usually need a municipal building permit; cosmetic work like painting or flooring usually doesn't. Permit needs are flagged during quoting, and we link to your municipality's building department on our local pages.

Projects that need drawings — additions, structural changes, anything going through permit review — get that identified up front. Where a designer or engineer is required under the Ontario Building Code, that's built into the plan and the quote rather than appearing as a surprise later.

It depends on scope, permits and material lead times, so we won't quote a generic number. What you get with your quote is a realistic timeline for your project — including permit review where it applies — and updates if anything shifts once work is underway.

Payment terms are set out per project before work starts — typically a deposit with staged payments tied to progress, all in writing in the quote. No large up-front payments, and no surprises: changes to scope are priced and agreed before more work proceeds.
