Common questions

What is a BCIN and why does my project need one?
A Building Code Identification Number is the provincial qualification for designers who prepare permit documents in Ontario. It certifies that the designer passed the Ministry's Building Code exams for that category of work. Municipalities check for it at intake; residential permit drawings without a BCIN, an architect's seal or an engineer's stamp are rejected before anyone reviews the design itself.
How long does municipal review take?
Ontario sets legislated review targets by building class β€” for houses the target is short, measured in business days β€” but the clock only runs on complete applications. A deficient package gets a comment letter and effectively restarts. Actual timing varies by municipality and workload, so we will not quote a guaranteed date; what we control is submitting a complete, code-referenced set the first time.
Do you deal with the plans examiner's comments?
Yes. When the building department issues comments, we prepare the written responses and revised drawings, reference the code sections in question, and resubmit until the permit is issued. Owners rarely need to interpret examiner letters themselves. Comment rounds are a normal part of review in every municipality; the goal is to keep them few and to turn responses around quickly.
Are permit drawings enough to build from?
Usually, for the regulated scope β€” structure, fire safety, egress, envelope. They may not capture every finish decision, cabinet elevation or tile layout, which live in design and specification documents.
