A building permit application is a package, and the completeness of the package decides how fast it moves. Municipal building departments log an application, check it against a document checklist, and either accept it into review or send it back. Common questions

How long does it take to get a building permit in Ontario?
It depends on the municipality, the project class and, above all, completeness. Provincial rules set short review targets for houses once an application is complete, but incomplete packages fall out of the queue and restart. A straightforward interior alteration with clean drawings can move quickly; a project needing a minor variance first adds months, because the committee of adjustment has its own hearing schedule.
Does every renovation need a permit?
No. Painting, flooring, cabinets and other finish work generally do not. Permits are required for structural changes, additions, most plumbing relocations, new bathrooms, second units, and changes to fire separations or egress. The line varies slightly by municipality, so we confirm against your building department's rules rather than guessing β€” building without a required permit creates problems at resale and with insurance.
What is a minor variance and will I need one?
A minor variance is permission from your municipality's committee of adjustment to depart slightly from a zoning rule β€” a setback, height or coverage limit the design cannot meet. Whether you need one depends entirely on your lot and your plans, which is why we check zoning before design is finalized. Variance applications involve public notice and a hearing, and approval is a decision, not a formality.
Can you handle the whole application for me?
Yes. Ontario municipalities accept applications from an authorized agent, and most of our clients hand the process over entirely: we file, monitor, answer examiner questions and coordinate any revised drawings with the designer or engineer. You sign the authorization and the forms; we do the rest and report progress at each stage until the permit is issued.
