Condo Renovations

Condo Kitchen Renovation in Ontario

A condo kitchen rewards careful planning more than almost any other renovation, because the room is compact, the building has rules, and the plumbing can only move so far. Sinks and dishwashers need to drain to the existing stack, and venting options are set by the slab above. We design within those limits β€” and we are honest early about which layout ideas the building simply will not support.

The paperwork matters as much as the design. Your corporation will likely want an alteration agreement, contractor insurance certificates and drawings before approving the work, and deliveries of cabinetry and stone have to fit elevator bookings and loading-dock windows. We handle the submission, sequence trades within the building's working hours, and protect corridors so the project stays welcome in the building from demolition through final cleanup.

What this covers

  • Kitchen design and drawings suitable for the corporation's approval package
  • Cabinet supply and installation sized to the unit, with fillers scribed to out-of-square walls
  • Countertop templating and installation, with stone delivery coordinated around elevator bookings
  • Plumbing and electrical rough-in by licensed trades, permitted where the scope requires it
  • Backsplash tiling, under-cabinet lighting and paint to finish the room completely
  • Appliance connections, including confirming ventilation options the building can actually accommodate
  • Corridor protection, dust control and daily cleanup that meet building rules

What affects the price

  • Whether the sink and dishwasher stay near the existing stack or the layout pushes drains to their limit
  • Cabinet choice β€” custom boxes cost more than stock lines but use awkward condo corners far better
  • Countertop material and how many slab pieces the space needs
  • The corporation's approval and elevator-booking lead times
  • Electrical upgrades, since older condo panels often have little spare capacity

Common questions

Can I move my kitchen sink in a condo?
Sometimes, within limits. Drains need slope back to the building stack, and the concrete slab leaves little room to run new pipe. Short moves along the same wall are often workable; relocating a sink across the room usually is not, or it requires a raised floor that costs headroom. We confirm what your stack position allows before you commit to a layout.
Do condo kitchens need a range hood vented outside?
Many towers have no exterior venting path from the kitchen, so recirculating hoods with good filters are the standard answer. Where a vent line to the exterior already exists, we reuse it. Cutting new penetrations through the building envelope is common-element work that boards rarely approve, so we design ventilation around what the building already provides.
How long does a condo kitchen renovation take on site?
Once cabinets are in hand, most condo kitchens run a few weeks on site: demolition, rough-in and inspections, cabinet and counter installation, then tile and finishing. Countertops add roughly a week between templating and install. Building working-hours rules stretch this compared with a house, so we give you a calendar based on your building, not a generic estimate.
Can I open my condo kitchen to the living room?
Many condo kitchens sit behind a non-structural partition that can come out, and boards often approve it because nothing shared changes. Some partitions, though, carry services or meet the slab at structural elements, so we verify before promising an open plan. Where removal works, we make good the flooring and ceiling so the former wall line disappears completely.
